Stone Veneer vs. Brick in Florida: What Actually Lasts?

Stone veneer or real brick for your Florida home? A mason's honest comparison on heat, humidity, hurricanes, and cost in Tampa Bay and Citrus County.

Homeowners ask us this constantly: should I do stone veneer or real brick? Both look great when done right. But Florida is not a neutral environment, and the two materials behave very differently in our heat, humidity, and storms. Here is the honest comparison from someone who installs both.

How they are different

Real brick is structural or semi-structural masonry: fired clay units laid in mortar, often a full wythe thick. Stone veneer (usually manufactured stone) is a lightweight facing, about an inch and a half thick, applied over a prepared wall with mortar and metal lath. Natural thin stone veneer exists too, cut from real stone.

Florida heat and humidity

Brick handles Florida heat beautifully. Fired clay is dimensionally stable, it does not off-gas or warp, and it sheds heat reasonably well. The weak point is never the brick; it is the mortar, which is why repointing old brick every few decades matters.

Manufactured stone veneer also handles heat fine, but humidity is where installs fail. Veneer is a system: drainage plane, lath, scratch coat, mortar, stone. If the installer skips the drainage plane or uses the wrong mortar, moisture gets trapped behind the stone and pops it off the wall within a few years. We see this constantly on flip houses. Done correctly with a real drainage plane, manufactured veneer lasts decades in Florida.

Winner on durability: Real brick, slightly, because there are fewer layers to get wrong. But properly installed veneer is a close second.

Hurricanes and wind-driven rain

Both need correct installation to survive a major storm. Brick's mass is an advantage. For veneer, the critical details are mechanical fastening of the lath, proper mortar coverage on the back of every stone (no spot-bonding), and flashing at every penetration and transition. After every big storm, the veneer failures we get called to fix are almost always spot-bonded stones that were never fully adhered.

Cost

This is where veneer usually wins. Installed pricing in our market:

  • Manufactured stone veneer: $15 to $35 per square foot installed
  • Natural thin stone veneer: $30 to $55 per square foot installed
  • Full brick veneer (new): $25 to $45 per square foot installed
  • Brick restoration/repointing: priced by scope, typically far less than replacement

Veneer is also lighter, which matters on walls that were not engineered for full brick weight.

Looks and resale

This is subjective, but in the Tampa Bay market both return well. Brick reads as classic and permanent; it suits historic neighborhoods like Hyde Park, Seminole Heights, and old Inverness. Stone veneer reads as updated and upscale; it is the go-to for refreshing 1980s to 2000s stucco homes in Brandon, Wesley Chapel-style suburbs, and Citrus County ranch houses.

Our advice: match the neighborhood. The best ROI comes from looking intentional next to the surrounding homes, not from picking the most expensive material.

Maintenance

Brick needs repointing every 25 to 50 years depending on exposure, and occasional cleaning. Manufactured veneer needs almost nothing except keeping sprinklers from blasting it daily (mineral deposits) and resealing every 5 to 7 years if you want the color to stay rich. Natural stone needs even less.

The bottom line

If you want maximum longevity and a classic look, choose brick. If you want the biggest visual transformation per dollar on an existing home, choose manufactured stone veneer, installed by someone who does the drainage plane correctly. Either way, the installer matters more than the material.
