Stone veneer is the fastest way to change how a Florida home looks from the street. We install it all over Tampa Bay and Citrus County, on everything from 1960s ranch homes to new construction. Here is what it actually costs and where the money goes.
The short answer
In Florida, installed stone veneer typically runs $15 to $35 per square foot. A standard project, like veneering the front of a garage and entry, usually lands between $6,000 and $14,000 all in. Full-house veneer on a larger home can run $20,000 to $40,000+ depending on how much wall you are covering.
Those are installed prices: surface prep, moisture barrier, lath, mortar, stone, and trim work around windows and doors. Material alone is only about a third of the job. The rest is labor, and stone veneer is slow, deliberate work.
What drives the cost
The stone itself. Manufactured stone veneer runs $6 to $12 per square foot for material. Natural thin stone veneer runs $12 to $25 per square foot before labor. Manufactured stone has gotten very good, and in Florida's sun, most people cannot tell the difference from the street. We are honest about that.
How much wall you are covering. This is simple math, but it surprises people: the fixed costs (mobilization, setup, scaffolding, mixing station) are roughly the same whether we do 200 square feet or 800. Small accent jobs cost more per square foot than full walls.
What is underneath. Veneer goes over a prepared surface. Clean concrete block is the easiest. Wood frame needs a moisture barrier and metal lath first, which adds labor and material. If we are tearing off old stucco or failing veneer first, that is demo time on top.
Trim and detail work. Corners, window surrounds, sills, and caps are where craftsmanship shows, and they take time. A wall with four windows costs more per square foot than a blank wall, because every opening gets hand-cut trim.
Manufactured vs. natural stone in Florida
Florida's climate settles this debate faster than most places. Our sun is brutal on color, our humidity feeds mildew on porous surfaces, and hurricanes test every installation.
Manufactured veneer is lighter, more consistent in thickness, and easier to install, which keeps labor down. Quality brands hold color well. Natural thin veneer looks unmatched up close and lasts essentially forever, but you pay for it twice: once for the stone, once for the slower install.
For most Tampa Bay and Citrus County homes, we recommend manufactured veneer from an established brand, installed over a proper drainage plane. It looks great, it lasts, and the money you save goes a long way.
Where homeowners waste money
Skipping the moisture barrier. On frame construction, the barrier and drainage mat are not optional in Florida. Water will get behind veneer. The question is whether it has a way out. Jobs that skip this step look fine for two years and then fail.
Choosing stone from a photo alone. Colors look different in Florida light than on a showroom wall. We always suggest looking at finished jobs or large samples in daylight before committing.
Going with the cheapest bid. Stone veneer labor varies enormously in quality. Bad veneer work shows in lippage, uneven joints, and hollow spots you can hear when you tap. The cheapest installer is cheap because they are fast, and fast is the enemy of good veneer.
How long does it take?
Most residential veneer projects take one to two weeks. Larger full-house jobs run two to four weeks. Weather matters, mortar does not love a downpour, so we schedule with Florida's afternoon storms in mind.
The bottom line
Budget $15 to $35 per square foot installed, get the moisture details right, and hire someone whose finished work you have actually seen. Stone veneer done well is a twenty-year upgrade. Done poorly, it is a twenty-year regret.
